A Guide for South Devon Holiday Home Owners

For property owners in South Devon, this report is a treasure trove of insights. Understanding these trends is crucial for staying competitive in the competitive South Devon holiday let market.

Key Insights from the Report

Market Resilience

Despite economic and political challenges in 2024, South Devon's holiday let market remained robust.

Although a wet winter caused a slight dip in overall average occupancy in 2025, late spring, summer, and autumn saw strong booking performance. The average occupancy rate during summer stood at 78%, with bookings per property increasing by 5.6%. Revenue per property saw a 4% increase compared to 2023, driven by a rise in guests booking multiple short breaks.

Booking Trends

In 2024, 30% of bookings were made within four weeks of the holiday start date, marking a 3% increase from the previous year. Notably, 2% of August bookings were made on the holiday start date itself.

Short breaks accounted for 32% of bookings, a 4% rise from 2023. The guest composition was diverse, with 40% couples, 31% families, 27% adult groups and 2% solo travellers.

Guest Preferences

The demand for pet-friendly holiday lets continues to grow. Properties that welcomed pets earned, on average, 18% more revenue and secured three additional bookings annually compared to those that don't.

Eco-friendly holiday lets are also popular; 65% of the UK public would prefer to stay in accommodation that has a sustainable certification.

Property Features

Luxury amenities significantly boost a property's appeal. For instance, properties equipped with hot tubs can earn, on average, 37% more revenue per year than those without.

Future Outlook

A survey conducted in November 2024 revealed that 80% of Brits are considering staying in UK holiday accommodation in 2025. This is a notable increase from the 68% rolling average over the past four years, indicating a strong intent to holiday domestically and a positive outlook for the upcoming season.
