Lower Knapp Farm is a wonderfully peaceful holiday retreat - a farm which has been imaginatively converted to holiday use as cottages and apartments. It is situated in the delightful Roncombe Valley, two miles from Sidbury, a picturesque East Devon village of thatched cottages. The elegant Victorian seaside resort of Sidmouth is five miles away and the busy market town of Honiton, famous for its antique shops, is five miles to the north.
Here you are in an ideal location to discover Devon, a county as varied as it is verdant. Its huge tracts of fertile farmland are the source for its famous clotted cream and equally celebrated cider. Dartmoor National Park is both magnificent and mysterious; and Devon's golden sandy beaches are blessed by more than their share of sunshine. Overlooked by most holidaymakers, East Devon is a particularly charming area - a land of rolling, wooded hills and valleys, of spectacular coastlines, bustling market towns and quaint, welcoming villages.

The 16 properties have been sympathetically converted from a substantial Victorian farmhouse and outbuildings to provide a range of comfortable cottages and apartments, and facilities include an indoor swimming pool, sauna, clubroom and children's play area.
The area has a lot to offer with horse riding and 2 golf courses within 10 minutes drive. Fishing is widely available locally with sea fishing from Beer and Exmouth. For walkers and ramblers the south west coastal path between Exmouth and Lyme Regis is a must, while the East Devon Way runs through the farm itself.
Exclusive holidays for life
An initial payment from £5,000 and a quarterly fee of under £38 (that is around £150 a year), which can increase in line with but not exceed the Retail Price Index Excluding Mortgage Interest (RPIX), gives you access to all HPB’s holiday homes. For each HPB holiday, you will pay a no-profit user charge covering only property running and maintenance costs and use of on-site facilities. The average charge is the same throughout the year, and for a studio is around £360 a week and £540 for a two bedroom property. Larger properties are also available. After an initial charge of 25% your money is invested in a fund of holiday properties and securities. The fund itself meets annual charges of 2.5% of its net assets at cost, calculated monthly. Your investment return is purely in the form of holidays and, as with most investments, your capital is at risk. You can surrender your investment to the company after two years or more (subject to deferral in exceptional circumstances) but you will get back less than you invested because of the charges referred to above, as well as other overheads and changes in the value of the fund’s properties and securities.

M5 – turn off Junction 28, signposted B3181 Cullompton – approximately 16 miles from lower Knapp Farm (25 minutes)
Turn left on to A373 signed Honiton – 10 miles
Go through Colliton after 4.5 miles enter Honiton
Turn right at traffic lights onto Honiton high street, after ½ mile upon reaching the roundabout take the first left following signs for A375 Sidmouth.
After 100 metres go straight over mini roundabout continuing uphill go straight over the next
Roundabout, (Tesco’s if needed can be found by taking the first left off of this roundabout).
After approximately 2.5 miles turn left at crossroads (Putts Corner) opposite the Hare and Hounds Public house, signposted Seaton and Farway.
After 1.5 miles you will see a signpost for Roncombe Lane and also for HPB Lower Knapp Farm on your right, turn right just before the sign. The road is a single track and has high banks and goes down a 1:3 gradient.
From East
From the A303, continue on the A30 to Honiton.
Take the second exit to Honiton signed Sidmouth and Cullompton
At end of slip road turn left towards the town centre past the garage on your left and Aldi on your right, at the first roundabout take the first exit towards Honiton.
Upon reaching the next roundabout take the 2nd exit onto A375 Sidmouth Road.
After 100 metres go straight over mini roundabout continuing uphill go straight over the next Roundabout, (Tesco’s if needed can be found by taking the first left off of this roundabout).
After approximately 2.5 miles turn left at crossroads (Putts Corner) opposite the Hare and Hounds Public house, signposted Seaton and Farway.

From South-West
Take northbound M5 Junction 29 signposted Honiton A30. Take this exit and continue for several miles until the slip road signposted Honiton A375 Follow the road around with Aldi on your right and a Garage on your left. At the first roundabout take the first exit towards Honiton. Upon reaching the next roundabout take the 2nd exit onto A375 Sidmouth Road. After 100 metres go straight over mini roundabout continuing uphill go straight over the next Roundabout, (Tesco’s if needed can be found by taking the first left off of this roundabout).After approximately 2.5 miles turn left at crossroads (Putts Corner) opposite the Hare and Hounds Public house, signposted Seaton and Farway.

From Honiton all directions avoiding the 1:3 hill
Follow either set of directions above when arriving at The Hare and Hounds Public House (Putts Corner) continue straight on A375 towards Sidbury and Sidmouth, keeping the Hare and Hounds on your right.
After 2 miles turn left into Roncombe Lane also sign for Sand House (Please take care as this is a sharp blind corner)
Follow narrow single track road with steep banks (reversing may be necessary) for approximately 2 miles.
You will see a HPB Lower Knapp Farm sign on your left, take this turning and follow the drive that leads to the site.
From Sidmouth to Lower Knapp farm
From Sidmouth take the A375 towards Honiton, go through Sidbury Village, over the bridge and from there take the 2nd lane on your right signposted Roncombe Lane and Sand House. Follow the lane for 2 miles until you see the HPB Lower Knapp Farm sign on the left. Turn left up the drive which leads to the site.
